Using a good seller's agent is the difference between a pleasant, profitable experience or not.  The seller usually pays the real estate agent commissions, which are taken from the proceeds of the sale and distributed after the close of escrow.  The commission is negotiable and is usually split in half between the seller’s agent and buyer’s agent, although other splits are possible.  If you choose not to have a real estate agent represent you, your property will not be listed on the MLS, multiple listing service, and presented to the buyers of licensed real estate agents whose firms belong to the local MLS.

  2. The Offers
    We will leverage your bargaining power to negotiate from a position of strength to extract the highest offers and best outcome for your sale.  We will present your written disclosure regarding the condition of your property to buyer prospects to assist them in preparing an offer and provide you with information regarding a home warranty that can significantly increase the marketability of your home.  We will review with you all purchase offers as they are presented, and we will negotiate on your behalf to reach a purchase agreement with terms that are favorable for you.

  3. The Closing Period
    We will make sure things go along as planned by assisting you in arranging for a professional property inspection, property appraisal, and title search.  We will review with you all the inspection reports, seller's disclosure, and other papers pertaining to the condition of the property.  We will help identify any remedies for any faults disclosed and  inform you of the satisfaction of all conditions.  We will accompany you on the final walk through prior to closing to ensure any problems that crop up will be dealt with before closing.
